1. Parties and MedellinBNB's role
The accommodation agreement is between the person making the reservation (the Guest) and the owner or lawful lodging provider identified for the booked property (the Owner). MedellinBnB S.A.S. acts as the Owner's disclosed commercial agent, property administrator, booking coordinator, and authorized collection agent. MedellinBnB does not acquire ownership or an independent leasehold interest in the property by managing the reservation.
Payments made to MedellinBnB through the authorized checkout satisfy the Guest's payment obligation to the extent actually received. MedellinBnB may communicate, collect payment, coordinate check-in and check-out, arrange cleaning and maintenance, enforce house rules, and handle support or claims on the Owner's behalf.
2. How the agreement is formed
Before payment, the Guest can review the property, dates, occupancy, total price, cancellation summary, security-deposit disclosure, and these terms. By selecting the button that continues to secure payment, the Guest intentionally accepts the version of this agreement shown at that time. The electronic booking record, including the agreement version, timestamp, booking data, technical request data, and payment record, may be retained as evidence of acceptance and the transaction.
A reservation is not confirmed until payment is successfully received and MedellinBnB issues confirmation. If the property becomes unavailable before confirmation, any collected payment will be returned and no accommodation contract will remain in effect.
3. Eligibility, identity, and guest registration
The booking Guest must be at least 18 years old, have legal capacity to contract, provide accurate contact and payment information, and be authorized to act for every accompanying guest. The booking Guest remains responsible for the conduct of all visitors and occupants.
The Guest and all occupants must provide the identification and other information reasonably required for building access, Colombia's Tarjeta de Registro de Alojamiento (TRA), immigration reporting through SIRE when applicable, fraud prevention, safety, and compliance with law. Access may be withheld when legally required information is not provided.
4. Property, dates, occupancy, and permitted use
The reservation grants temporary use of the booked accommodation only for the confirmed dates, number of guests, and lodging purpose. It does not transfer ownership, create a permanent residence, or authorize assignment, resale, subletting, commercial activity, unlawful activity, or use by unregistered occupants.
The Guest must leave by the stated checkout time, return all keys and access devices, remove personal property, and surrender the accommodation in substantially the condition received, allowing for ordinary wear. Staying beyond checkout requires prior written approval and may result in additional charges and lawful recovery measures.
5. Price, payment, taxes, and currency
The total shown at review is the price due for the listed stay components and disclosed mandatory charges. Payment is processed securely by the payment processor shown at checkout. The checkout currency, exchange-rate information when applicable, and amount charged appear in the booking summary and payment record. The Guest's bank or card issuer may impose separate conversion or international-transaction fees.
The Guest authorizes MedellinBnB, as collection agent, to charge the selected payment method for the reservation and any separately authorized security-deposit transaction described below. Government taxes or charges that become legally payable and were not reasonably calculable at booking may be collected only as permitted by law and with supporting information.
6. Cancellation, refunds, and mandatory consumer rights
For stays of up to 27 nights: Full refund at least 30 days before check-in, or within 24 hours of confirmation if booked at least 7 days before check-in. Otherwise, cancel at least 7 but fewer than 30 days before check-in for a 50% refund of accommodation and cleaning charges. Less than 7 days before check-in, those charges are non-refundable. Taxes are refunded for cancellations before check-in. After check-in, no refund applies, except where required by law. Deadlines use the scheduled check-in time in Medellín.
For stays of 28 nights or more: Full refund at least 30 days before check-in. After that, nights already used are non-refundable. The next 30 nights of the stay are also non-refundable, or all remaining nights if fewer than 30 remain. Any later unused nights are refunded. The cleaning fee follows the same refund calculation as the nightly charges. Refundable taxes are returned as applicable. Deadlines use the scheduled check-in time in Medellín. Mandatory refund rights still apply.
The 24-hour cancellation period applies only to stays of up to 27 nights. Refund percentages apply to the accommodation and cleaning charges actually paid after discounts. The separate security-deposit authorization is not a cancellation charge and will be stopped or released when the stay is canceled, subject to any documented amounts already due. No amount is withheld when the Owner or MedellinBnB cancels, the accommodation cannot lawfully be provided, or mandatory law requires a greater refund. Refund timing depends on the payment network.
Nothing in this agreement limits a non-waivable right of withdrawal, payment reversal, refund, guarantee, or other consumer remedy under Colombian law. A Guest requesting cancellation or exercising a statutory right must contact MedellinBnB promptly using the contact details on this page and provide the reservation information.
7. Security deposit, condition record, and damage
A separate USD 300 card authorization may be placed 24 to 48 hours before check-in. It is not part of the stay price and may be used only for documented amounts reasonably attributable to the Guest, occupants, or visitors, including physical damage beyond ordinary wear, missing items or access devices, unauthorized occupants, excessive cleaning, or material rule violations.
The property condition may be documented with photographs before arrival and after departure. The Guest should report any pre-existing damage within 24 hours after check-in and include photographs when reasonably possible. Any amount claimed against the authorization should be itemized and supported. The unused authorization will be released after checkout and inspection, subject to the card issuer's processing time and applicable law.
8. Guest responsibilities and house rules
The Guest must use reasonable care, keep the accommodation secure, promptly report hazards or damage, and follow the property listing, written house rules, building or condominium rules, quiet hours, occupancy limits, and reasonable safety instructions.
- No parties, events, illegal activity, commercial filming, or conduct that disturbs neighbors or threatens safety.
- No smoking, pets, or additional visitors when prohibited by the listing or house rules.
- No alteration, repair, relocation of fixtures, duplication of keys, or interference with safety, utility, access, or monitoring equipment.
- The Guest is responsible for loss and damage caused by the Guest, occupants, or visitors, except ordinary wear or matters caused by the Owner, MedellinBnB, building management, or events outside the Guest's control.
9. Access, maintenance, and emergencies
The Owner, MedellinBnB, building management, or authorized service providers may enter with reasonable notice when necessary for agreed services, inspection, repair, legal compliance, or protection of the property. In a genuine emergency or where immediate action is reasonably necessary to prevent injury or serious damage, entry may occur without advance notice to the extent permitted by law.
The Guest must promptly allow reasonable access for urgent repairs. MedellinBnB will seek to minimize disruption and respect the Guest's privacy and lawful enjoyment of the accommodation.
10. Service issues, relocation, and force majeure
The Guest must report a material service problem promptly and allow a reasonable opportunity to investigate and correct it. Available remedies may include repair, replacement services, reasonable relocation, a proportional refund, or cancellation, depending on the circumstances and mandatory law.
Neither the Owner nor MedellinBnB is responsible for delay or failure caused solely by events beyond reasonable control, such as utility or internet outages, government action, natural events, civil disturbance, or building emergencies, except to the extent responsibility cannot lawfully be excluded. This clause does not excuse failure to provide legally required remedies.
11. Personal property and responsibility
Guests should secure valuables and use reasonable precautions. The Owner and MedellinBnB are not responsible for loss caused exclusively by third parties or events outside their reasonable control, unless the loss results from their negligence, intentional misconduct, contractual breach, or a legal duty that cannot be excluded.
Any limitation or allocation of responsibility in this agreement applies only to the maximum extent permitted by Colombian law and does not exclude liability for fraud, gross negligence, intentional harm, personal injury where exclusion is prohibited, or mandatory consumer protections.
12. Personal data and service providers
Personal data may be processed to quote and administer the reservation, collect payment, prevent fraud, provide support, coordinate access and services, comply with TRA, SIRE, tax, accounting, safety, and legal duties, and establish or defend claims. Data may be shared as necessary with the Owner, the payment processor shown at checkout, booking and property-management systems, building personnel, service providers, insurers, professional advisers, and competent authorities.
MedellinBnB will process personal data under Colombian data-protection law and its Privacy Policy. Guests may use the published contact details to exercise applicable rights to know, update, correct, or request deletion of their data, subject to legal retention duties.
13. Complaints, governing law, and disputes
Questions, cancellations, complaints, and claims may be submitted by email or phone using the details on this page. MedellinBnB will acknowledge and handle them on the Owner's behalf where authorized. The parties should first try to resolve a dispute directly and may use conciliation.
Colombian law governs this agreement. If a dispute is not resolved, jurisdiction and venue are determined by mandatory Colombian procedural and consumer-protection rules. The Guest retains the right to contact the Superintendencia de Industria y Comercio (SIC) or another competent authority.
14. Order of documents, severability, and changes
The booking-specific details, any expressly disclosed property-specific terms, these terms, the house rules, and the confirmation form the agreement. Booking-specific details control over inconsistent general language. If a provision is invalid or unenforceable, it will be limited or removed only to the extent required, without affecting the remaining provisions.
The terms accepted for a confirmed booking will not be changed retroactively. A later version applies only to a later booking or when the parties expressly agree to a lawful modification.
